The Lee Branch Farm is a turnkey, conveniently located multi-use farm just outside the town of St. George. This property is ideal for a recreational hunting getaway, a working farm or an equestrian property. There is a 2004 Fleetwood 2 BR / 2 BA singlewide in very good condition, and a 60ftx45ft pole barn.

This farm features mostly open land, with some woodlands. It has been used as a working beef cattle farm and recreational property. There are 27 acres of pasture that are fenced and cross fenced with 4-strand high tensile wire (only minor repairs needed), with the top 3 strands electrified. The pasture is set up to have up to 5 grazing sections and a paddock, with water available in each section and gating in place to make it easy to move animals around. There are two small ponds that have historically been used to water the livestock.

The mobile home is in very good condition, and has power, well water and septic, electric HVAC, and covered porches on the front and back. A new metal roof was installed in 2017. It also features a 16-watt propane Generac generator for backup power. The pole barn is in excellent condition, with a concrete floor, insulated tack room with A/C and a half bath, utility sink, refrigerator, hot and cold water, and a tool shop with 220v power. There are two 11x23 foot horse stalls and a 10ft wide side shed for implement storage. The improvements are protected by a security system. All appliances will remain and convey to the new owner.

There are two areas of tillable cropland totaling 18 acres, currently planted in soybeans that will be harvested in the fall of 2018. These areas could be farmed by the new owner, leased out for income, planted in grass for additional pasture, or planted as a dove field or wildlife food plots.

The remainder of the farm is wooded, with around 10 acres of merchantable loblolly pine, 20 acres that was harvested in 2016 and is currently cutover, and bottomland hardwoods along Lee Branch. The cutover makes excellent bedding area for the deer, or it could be site prepped and replanted in pine.

This is an excellent property for a hunting retreat, in a great agricultural area known for producing trophy animals. Multiple mature bucks have been harvested on this farm, including one in the South Carolina state record book as a non-typical, as well as wild turkeys. Lee Branch flows along the western property line and into Polk Swamp less than ¼ mile south of the farm.
The ag fields could be planted as a food source for deer and turkeys or as dove fields if you’re a wingshooter. The deer stands currently on the farm will remain.

The Lee Branch Farm’s location is super-convenient, just an hour from Charleston and with easy access to Interstates 95 and 26. The Winding Woods Commerce Park is 10 minutes away, and the new Volvo USA plant is a 20 minute drive through the country.
